This is an advisory report on the requirement for radon protective measures in new buildings, conversions and extensions to existing buildings. The report also indicates whether a site is located within a radon Affected Area.
This report is based on the joint BGS - Public Health England (PHE) radon potential data and complies with "BR376 Radon: Guidance on protective measures for new dwellings in Scotland (1999 edition)", which also provides guidance on what to do if the result indicates that protective measures are required. The BRE376 guidance was produced mainly for new dwellings but can also be useful for protecting any small building, extension to an existing small building or dwelling, and conversions.
Definitive guidance on the requirement for protection from radon gas in all new buildings, extensions and conversions in Scotland is available in Section 3 - Environment of the most recent Scottish Government Domestic and Non-Domestic Technical Handbooks.
If you know the postcode and full address of the property (for example if you are building an extension to an existing home with a footprint of 25m or less) you can obtain your radon report from the UKradon website for £3.25 +VAT. A BGS Radon Report is required for larger buildings, groups of buildings or sites. Please consult your Buildings Inspector, who will advise on which report is most appropriate.
